Finding Process
- Provide a “portal” link so Buyer has access to the most recent availability of homes that meet their criteria.
- Create an automatic search so Buyer will receive new listings the day they are listed
- Check availability of all Buyer selected homes PRIOR to showing
- Schedule appointments for showings
- Show properties as often as necessary upon scheduled request

- Provide a free home finding “app” that can be used on a mobile device
Negotiating Process
- Prior to making any offers review comps and discuss value with Buyer
- Negotiate Buyer’s contract terms directly with the listing agent
- Keep Buyer informed and advise Buyer in contract negotiations
- Give Buyer fiduciary duties of loyalty, obedience, disclosure, confidentiality & accounting
Closing process
- Provide all parties (buyer, lender, title company, etc) with the executed contract.
- Provide recommendations for home & termite inspectors
- Maintain constant communication with lender
- Review Seller Property Disclosure Statement, insurance claims report & title insurance commitment policy
- Be present at home & termite inspection review
- Review, discuss and negotiate requested repairs to the property
- Complete a final walk thru prior to signing
- Review HUD1 Settlement Statement prior to signing to ensure all credits have been applied and that terms of the contract have been followed
- Be present at signing
- Provide keys at closing
Post-Closing Process
- Follow up with new homeowner within a week or two of closing
- Membership in Client Appreciation Program
- Upon request email HUD 1 settlement statement for tax purposes at the beginning of the year
